No Cash Zone, Our Estate Office

For numerous reasons please be advised that insofar as is practically possible, the Estate Office is a No Cash zone, i.e. payments over-and-above one’s levy must either be via EFT, or our administrators (Cape Classic) authorised in writing to deduct same from your bank account along with your levy debit order.

Estate Rules updated to include Boreholes

Please be advised that your Estate Rules have been updated to include procedures to be followed BEFORE a borehole contractor will be permitted entry to the Estate.  Please contact the HOA for same to supply your contractor.

Estate Evacuation Plan

Calling on any and all residents with first aid and firefighting experience or knowledge!  As is apparent from Page 5 of our Estate’s Evacuation Plan (follow this link: https://bigbayhoa.co.za/wp-content/uploads/2019/03/Wildfire-Emergency-Evacuation-Plan-BBREHOA.pdf), we require volunteers from each of our 3x estates to assist if/when the need arises.  Please contact Markus or Lesley in the Estate Office if you’d be willing to assist in an emergency.

Tailgating – Speed Bump Trial at Sandown 1 Residents Entrance

In case you never got a chance to read the HOA Notice distributed via email on Wed. 22nd Feb, due to repeated cases of tailgating and after much deliberation, please be advised your Board of Trustees has approved the installation of a speedbump in the Sandown 1/North Resident’s Entrance lane, on a trial basis.  Please remind your visitors that tailgating is illegal and punishable with a penalty <unfortunately> for/to you, our Member/Homeowner.

Estate Fire – Fri. 15th Feb. 2019

Thanks to the speedy reaction and intervention of not only 2x Servest Security Officers, your HOA staff (incl. the majority of your Trustees!) and residents adjoining the POS in question, a major disaster was averted when a fire flared up ‘out of nowhere’ in our Fynbos thicket in Link Road, right next to the boundary wall of a Milkwood Crescent home and grew astronomically within minutes.  We were so busy passing hosepipes and water buckets filled with swimming pool water over walls that by the time the Melkbos Fire Department arrived ‘all’ they had to do was hook up to the connection we’d already made to our nearest fire hydrant.  Needless to say they did a sterling job in preventing further loss of property and we’re so grateful for their speedy and professional service that we will be making a donation to them on behalf of our Estate/s.  By all means access the following link to our website for the Fire Investigation Report supplied us (for free because of our annual membership) by the Cape Peninsula Fire Protection Association (CPFPA): https://bigbayhoa.co.za/wp-content/uploads/2019/03/Sandown-Estate-Preliminary-Fire-Investigation-Report.pdf

Power Outages and our Estate

Blouberg Hills and Sandown 1/North gatehouses are equipped with auto-start diesel generators and Sandown Estate 2/South gatehouse is equipped with a large UPS.

These systems not only ensure our electric fences, beams, CCTV, gates, turnstiles etc. remain fully operational during power outages, but also that estate entry and exit procedures and operations continue unhindered.

We’ve also just completed the installation of battery backup units to our 4x intercoms, which seem to be more adversely affected by power surges, outages etc. than they were in the past, i.e. humble apologies if you had visitors arriving at your door without a call from security during a power outage in the past!

Unfortunately all things mechanical break down and need to be serviced (minor service on site, major service in workshop off site), so when the Blouberg Hills generator had to go in for fault finding and a new solenoid recently, Murphy’s Law ensured we had power outages at the same time … which unfortunately meant our Access Control Server (whose UPS can’t sustain if for 2.5hrs!) went down, so we couldn’t take on new fingerprints or issue RFID windscreen tags and our Visitor Register (VR) Manager Web Portal was down, i.e. residents couldn’t issue Visitor Pins and/or Service Provider/Contractor QR Codes.

We noticed that some mobile phone providers seem to ‘go down’ during outages, which tends to play havoc at our gates when a security officer cannot reach a resident for confirmation for a visitor or service provider’s entry… which in turn causes quite the traffic jam at our gates.

Your Board of Trustees again IMPLORES residents to make use of the VR Manager our Members asked for at their AGM and we implemented at great expense, if only to save your friends and family the frustration of having to queue at our entrance gates.

Please rest assured that we always try to limit inconvenience to our residents, however battery backups etc. are expensive (not only initially, but also to maintain) and backups of backups often become counterproductive.

Children’s Easter Hunt

The year is flying past us again, and already we are planning the next event for our kids of the estate.

Easter is just around the corner, and we are getting excited to share a morning with the kids for an Easter Hunt. This will be on Saturday the 20th of April, to be held at the Sandown 1 Park.

Official invite to RSVP will still follow, so that we know how many children to cater for (chocolates).

Market on the Estate

Being in March already and Easter being around the corner, we have Halloween towards the last quarter of the year. We would like to host a Market towards end of July / beginning of August.

We would like to invite vendors/homeowners to put up a table to be able to sell their goodies to homeowners, tenants and estate visitors.

If you have something that you wish to offer (i.e. Cake, homemade DIY things, soaps, jewellery, clothes etc etc), please send us an email (social@bbrehoa.co.za) in order to establish interest and book a slot, as there is limited space for tables available.

More information will be shared to the “vendors” around May.
